The mere thought of arranging property inspections can be a daunting prospect, especially when you already have so much going on. Often your bank will postpone your mortgage decision until a valuation or survey (or both) reports have been provided. Even if the receipt of such reports do not affect the lending decision, remember that buying a house is one of the biggest investments you will make so following the advice of an RICS Surveyor is highly recommended if you are to mitigate future expenditures. Sometimes an initial valuation or survey will identify the need for further specialist reports. These are usually regarding specific issues such as damp, drainage or structural problems. On occasion, expert assessments on even more specific issues such as wall ties, risks from trees, asbestos, or environmental hazards are also recommended.
At Havona Estates we pride ourselves on making the customer’s journey as smooth as possible and have therefore already set in place access to a whole host of reputable experts able to provide specialist reports. We have partnered with SDL Surveying, the UK’s largest independent provider of mortgage valuations and home surveys, which fulfils its valuation and survey requirements via a mixture of employed surveyors and an external nationwide network of local independent chartered surveying firms.
There are many reasons why a customer might need an independent property valuation. They may simply be interested in finding out the value of their home or they may be a cash buyer seeking some guidance.
We specialise in providing such reports and can also provide valuations for Help to Buy repayment purposes.

An RICS Level 2 Home Survey is a more extensive visual inspection of the property than a mortgage valuation. It highlights significant problems with straightforward ‘traffic light’ ratings.
This report is suitable for conventional houses, flats, or bungalows that are in reasonable condition and built from common building materials. Please note that this survey is not best recommended for older buildings, as these builds often require a more in-depth Level 3 survey.
For more information on our home survey options, please get in contact and our team will help you schedule an appointment or provide a quote as soon as possible.
An RICS Level 3 Home Survey is the most in-depth and comprehensive report available. It provides a detailed picture of the property’s construction and condition, which can be crucial for anyone buying a home, selling a home, or looking to invest in their current home.
This report is suitable for run-down, larger or older properties, buildings that are unusual or altered, or properties with major works planned.
This report includes the roof, chimney, wall, floor, ceiling, door, and windows. It also contains advice on how to deal with certain problems discovered at the property, including repair options and the consequences of leaving any potential issues untreated. In the industry, this report is often referred to as a Building Survey.
Please keep in mind that this survey doesn’t include a valuation. We can offer a valuation alongside our RICS Level 3 Home Survey if you require this additional service.
